CHECK-IN / CHECK-OUT

• Check-in time: 2:00 PM (unless otherwise agreed in writing)

• Check-out time: 10:00 AM (strictly enforced unless prior written approval)

• Late check-outs: R300 per hour

• Any changes to arrival or departure times must be approved in writing

CANCELLATIONS

1. No refunds for cancellations unless the home is re-let for the same period.

2. If the property is sold, due notice will be given and the deposit refunded in full.

3. If the home becomes uninhabitable (fire, flood, natural disaster, etc.), all monies paid will be refunded.

PAYMENT TERMS

• Refundable deposit: R5,000 for Kerriston Guest House / R10,000 for Kerriston Manor House

• Tenants are responsible for any shortages due to theft, breakages or breach of terms

• Deposits refunded via EFT within 7 days of departure (not on departure)

• It is the guest’s responsibility to provide banking details before leaving

• Deposits unclaimed within 3 months will be forfeited

• Booking confirmed only upon receipt of minimum 50% deposit unless otherwise arranged in writing

• Balance of rental due 1 month to 2 weeks before arrival (depending on season)

• Payment via EFT only — no cash, credit cards or cheques accepted

• Payment confirms full acceptance of all terms and conditions

GENERAL TERMS AND CONDITIONS

• The person responsible for the booking is liable for all terms, including damages or breaches by any guests

• Overcrowding is not permitted — only the booked number of guests allowed unless written permission granted

• No social events without written consent (no birthday parties, weddings, bachelor/hen parties, etc.)

• Breach of this rule will result in immediate eviction and forfeiture of the deposit

PETS & SMOKING

• No pets allowed without prior written permission (we have dogs on the property)

• No smoking or vaping inside the home — including windows or toilets

• Smoking is allowed outdoors only

• A cleaning levy applies if cigarette butts are found in the garden or lawn

• Failure to comply with smoking rules will result in full deposit forfeiture

HOUSEKEEPING

• Bed linen and towels are provided for all guests

• Report any defects or damages within 2 hours of arrival to avoid liability

• R500 cleaning levy applies if the house is left in poor condition

• Laundry: R50 per load, R10 per ironed item — costs deducted from deposit

• No cash payments accepted for laundry

• Guests staying 7+ days may do reasonable personal washing at no charge

• Linen changed every 2–3 days or as required for longer stays

• One bath towel and one beach towel per guest provided

WATER USAGE

• We are a water-smart region — please conserve water

• No car washing permitted

CLEANING TIMES

• Daily cleaning between 10:00 AM and 12:00 PM

• Please inform staff if you do not wish your room to be serviced

NOISE & BEHAVIOUR

• Quiet hours: 11:00 PM – 8:00 AM

• No loud music, foul language, excessive noise or disorderly behaviour

• Violation may result in eviction without refund

LIABILITY

• The owners and staff are not liable for any personal injury, loss, theft, or damage to property or vehicles

PROPERTY RULES

• Do not remove any items belonging to the property

• Indoor furniture must remain indoors

• Outdoor cushions must stay on the outdoor furniture

• Do not flush foreign objects (septic tank system) — costs for blockages will be charged

BEFORE YOU LEAVE

• Ensure you have all personal belongings

• Property must be left tidy

• Missing or damaged items will be deducted from the deposit
